Are you considering purchasing a home in the beautiful oasis of Los Cabos? There are some huge benefits to purchasing a home in the Los Cabos area on the Baja Peninsula in Mexico. From the fantastic weather to the plethora of outdoor adventures nearby, the Los Cabos area has plenty to offer real estate seekers.

Los Cabos encompasses the two stunning towns of Cabo San Lucas and San José del Cabo. Buying a Los Cabos home is a great investment for a number of reasons, including the laid-back culture and the drop-dead gorgeous views. The area is a highly sought-after vacation destination, and it’s also a great place for investors who want to own a stunning home or piece of land. Here are some of the biggest advantages of purchasing Palmilla Los Cabos real estate.

Lower prices because of tax exemptions

If you’ve ever dealt with property taxes in Mexico, then you know how confusing they can be. The taxes can be especially difficult to handle if you are a U.S. citizen who lives in Mexico since you have to navigate through Mexican real estate taxes and the Foreign Persons Compliance Act. This U.S. law, also known as the Foreign Account Tax Compliance Act, or FATCA, mandates that U.S. citizens report their foreign assets and foreign financial accounts, depending on the value.

But if you are a U.S. citizen purchasing a home in Mexico, there is some good news, as there are tax exemptions for U.S. citizens paying mortgages on their primary residences in Mexico. Under this rule, you’re able to deduct from your taxes the interest that you pay on the first $750,000 of mortgage debt.

Lower property taxes

In addition to the tax exemptions you will likely receive as a United States citizen paying down a mortgage in Mexico, the property taxes are lower in general in Los Cabos. The property tax rate in Los Cabos is about 0.1 percent of the property value when you buy it, and the rate is then assessed on an annual basis. This tax rate is far below anything you would find in the United States or Canada.

Beyond just the low property taxes, the cost of living is lower in Los Cabos as well. Keep in mind that the cost of living in Los Cabos is considered high by Mexican standards, but it’s actually much lower than any similar area in the United States and Canada. So, if you want to live somewhere with luxury beachfront real estate without paying too much for food and daily living expenses, Los Cabos is the place to be.

Location is everything

Los Cabos is simply a wonderful location with warm, pleasant weather all year round and incredible ocean vistas. Its prime location in Baja California Sur, bordering the gorgeous Pacific Ocean, makes it a prime spot for water adventures from boating to snorkeling. Los Cabos is fairly close to many popular travel destinations in both Mexico and the United States. It’s about 1,000 miles south of Los Angeles and about 550 miles north of Mazatlan in Mexico, with international flights available at Los Cabos International Airport.

If you’re seeking a life of luxury and adventure, Los Cabos is one of the top places to live in Mexico. Because of its excellent location at the tip of Baja California Sur, Los Cabos is a major gateway for boat cruises that go through the Mexican Riviera. Los Cabos caters to luxury properties, spas, and first-class beach resorts alike, and many stunningly picturesque Palmilla Beach homes for sale are available on the coast of San Lucas. In beautiful and exhilarating Los Cabos, you can enjoy the laid-back life of relaxation under the sun or seek out days of adventure with scuba diving, fishing, and more. Head out on a catamaran, take flyboarding lessons, go parasailing or whale watching, tour the art galleries, and visit the Arch of Cabo San Lucas. There is so much to do and see!

Beachfront properties don’t depreciate for long

Another thing to consider when deciding whether to purchase Los Cabos real estate is that even when beachfront properties do depreciate, they don’t depreciate for long. Land is obviously a finite resource, and beachfront land and properties are some of the most scarce and sought-after lands around. Once you buy a Los Cabos home, it will likely begin appreciating, and the long-term resale value of your home will probably be multiple times the price at which you bought the home. It’s an excellent long-term investment for this reason.
